MOUNT PLEASANT — An Atlanta developer wants to acquire the National Guard armory on Mathis Ferry Road, and has offered the town a larger property in Carolina Park in exchange.

Gateway Development Service and Rio Partners LLC, which previously announced plans to develop the vacant Miller Cadillac property next to the armory, are behind the proposal. The 6-acre armory property would double the size of their potential development, which a previous report said could include a 122-room hotel, offices and retail or restaurant space.

Local attorney Neil Robinson Jr., who conveyed the offer to the town, said the developers “have no specific plans” for the armory site. Potentially swapping land, and building new facilities for the National Guard, could take a long time, he said.
